Neighbourhood Spotlight: The North Western Region

Why Kuliyapitiya and the surrounding areas are becoming the preferred destination for families and investors alike.
The North Western Province gets less attention than the coastal belt, which is precisely why it still offers value. Here is how the main towns actually differ.
Kuliyapitiya
A working market town with good schools and the Wayamba University campus nearby. Demand is steady rather than speculative, which makes it a comparatively safe place to hold. Coconut land dominates the surrounding countryside.
Kurunegala City
The district capital, and where commercial rents are highest. Apartment stock has grown quickly around the town centre — worth watching for oversupply in the medium term.
Narammala and Wariyapola
Quieter and greener. This is where buyers go when they want a plot large enough to build on without paying town prices. Road access towards Kurunegala is good and improving.
Pannala
On the Colombo–Kurunegala corridor. Roadside commercial land here is the most sought-after category in the region, and prices reflect that.
