Navigating high-value transactions requires a different approach. Ensure every box is ticked before you commit to a purchase.

A first purchase above the LKR 30M mark is a different exercise from a starter home. The due diligence is heavier, the counterparties are more sophisticated, and the cost of a mistake is measured in years.

Before you view

Agree your financing in principle. Sellers at this level take a funded buyer far more seriously, and it changes what you can negotiate. Know your absolute ceiling — not the number you would like to spend, the number past which you walk away.

At the viewing

Walk the boundaries, not just the building. Check where the access road actually ends versus where the plan says it ends. Look at the neighbouring plots: what is built there today constrains what you can build tomorrow.

Before you pay a deposit

Instruct your own attorney — not the seller's. Commission a title search covering thirty years. Obtain street line and building line certificates from the local authority. Confirm outstanding rates are settled. None of this is optional at this price point.

After you commit

Keep every document. The chain of paperwork you assemble now is exactly what your own buyer will ask for when you sell, and a complete file measurably shortens a future transaction.
